The Journey of Building Your Utah Dream Home: A Step-by-Step Guide

The process of custom home construction involves several steps, from initial planning to the final touches. The Bluerock Team wants to ensure you have a great building experience. There is so much to learn about the process, and we want to help you make a more informed decision when choosing your builder. We are going to cover how to choose a builder, and what to expect during the building process from an experienced builder. In this article, we will provide you with a summarized outline of the entire process to help you know what to expect during your home remodel, home addition, or custom home build, specifically in Utah.

Step 1. Pre-Construction Phase

In this phase we start with a client consultation to discuss your home needs. This initial meetings will better help us understand your vision, lifestyle, needs, and budget. We will also discuss location, size, style, and specific requirements for the home. Once we have a solid foundation, pun intended, of your needs we move onto site selection and evaluation. A key step here is considering factors like topography, utilities, zoning regulations, and environmental impact. During this step, we establish a detailed budget breakdown for the entire project.

We then discuss the exciting part, architectural design and planning. This is the part of the process where we collaborate with architects and designers to create conceptual designs, floor plans, and elevations based on those preferences we discussed earlier. Then, we refine and finalize the architectural plans to ensure we are on the same page and every detail is as you want it.

Step 2. Permitting and Approvals

During this step we have to go through regulatory approvals. We obtain the necessary permits and approvals from local authorities, including building permits, environmental clearances, and adherence to zoning regulations.

While this happens, we will start looking at material selections with a professional designer to select fixtures, finishes, and appliances that align with the design and budget. Any specific design requests, that align with your budget, will be discussed during this step.

Step 3. Construction Phase

Now that all the permits, architectural and design plans are approved and finalized, we can move on to foundation and site preparation. Our team starts by clearing the site, grading, and excavation work. Once those steps are complete our team starts on the foundation, including pouring concrete or laying the groundwork. We then move on to framing and structural work, erecting the framework of the house, including walls, floors, and roofs. Once framing is done we start installation of plumbing, electrical, and HVAC systems within the framework. Then, the exterior finishes such as siding, roofing, and landscaping are completed. While this is happening, our team starts work on the interior. This involves drywall installation, painting, flooring, cabinetry, and trim work. Then we start installation of plumbing fixtures, electrical fixtures, lighting, appliances, and HVAC systems. After all this work is complete, we begin our quality checks and inspections at various stages of installation.

We will also discuss warranties, maintenance guidelines, and follow-up services to address any post-construction concerns. Once the final walk through is complete we transfer ownership, documentation, and obtaining occupancy permits over to you!
